You get salt bloom at the base of walls, hairline movement tracking the mortar joints, and old coatings that have to be adhesion-tested before anything goes over them. Las Sendas, Eastmark and the phases off Signal Butte are builder stucco arriving at the end of its first service life all at once — chalking, bleached south walls, and dead sealant at every window return. That is a program rather than a job: sequenced by street so nobody is boxed into a driveway, carried building to building on the association's approved schedule.
