Which exterior coatings survive the Arizona sun
Triple-digit heat and relentless UV are brutal on exterior paint. Here is what actually holds up on Phoenix-metro stucco, block, and steel — and why prep matters more than the can.
The desert is one of the hardest environments in the country for exterior coatings. Surface temperatures on a west-facing stucco wall can run far above the air temperature, UV breaks down pigment and resin, and monsoon moisture finds every hairline crack. The coatings that survive it are not magic — they are the right system, applied over real prep.
Elastomeric on stucco and block
For stucco and masonry, a high-build elastomeric coating is the workhorse. It goes on thick, bridges hairline cracking, and stays flexible as the wall expands and contracts through 50-degree daily swings. The trade-off is that it demands proper prep — pressure washing, crack and spall repair, and fresh sealant at joints — because elastomeric over a dirty or unsealed wall fails fast.
Premium acrylics for trim and broad fields
High-grade 100% acrylic exterior paints hold color and gloss against UV better than economy lines, and they breathe enough to let trapped moisture escape. On large field elevations and wood trim, a premium acrylic over primed, repaired substrate is often the right balance of durability and finish.
Direct-to-metal for steel fences and gates
View fences, gates, and railings need rust treatment, priming, and a direct-to-metal enamel rated for the desert. Skip the rust remediation and the best topcoat in the world will lift within a season.
The coating gets the credit, but the prep does the work. A premium system over a poorly prepped wall will not outlast a mid-grade system over a wall that was washed, repaired, and primed correctly.

Every coating manufacturer publishes a spec sheet, and every one of them assumes a clean, sound, properly primed substrate.
